Rates elevated – market remains nervous
After hitting lows of ~3.28% in February 2026, mortgage rates have risen 0.3–0.5 percentage points since the start of the Iran conflict in March 2026. In mid-May the best rate for a 10-year fixed mortgage sits at 3.75%. The ECB held its key rate unchanged at 2.0% on 30 April – but a June hike is on the table.
